🏠 Housing — Japan
How difficult is it to find student housing in Japan?
It depends on the city. Tokyo is the hardest and most expensive. Kyoto, Osaka, Nagoya, Fukuoka, Sapporo and Sendai can be more affordable, although April intake is always competitive. Students should start searching 2 to 3 months before arrival. Private apartments are harder because many landlords require a Japanese guarantor or guarantor company.
Study in Japan gives useful official guidance: student dormitory housing can be around ¥28,000 for the JASSO Tokyo Japanese Language Education Center, while apartments vary widely. It also notes that rural apartments may be around ¥30,000 to ¥40,000 per month, while ¥60,000 is a reasonable target inside Tokyo.
University dormitories
University dormitories are usually the cheapest and easiest option. They may be limited to first-year students, exchange students or scholarship students. Some are on campus, while others are located farther away.
Typical prices:
- University dormitory: ¥20,000 to ¥50,000 per month
- JASSO or public international student dormitory: around ¥28,000 to ¥60,000
- Better private dormitory: ¥50,000 to ¥90,000
JASSO also manages the Tokyo International Exchange Center residence halls, which support international students and researchers in Tokyo.
Share houses and guest houses
Share houses are very popular among international students because they are furnished, flexible and often do not require large upfront payments. They are also easier if you do not speak Japanese.
Typical prices:
- Tokyo share house: ¥45,000 to ¥85,000
- Kyoto or Osaka share house: ¥35,000 to ¥70,000
- Smaller cities: ¥30,000 to ¥60,000
A 2026 Tokyo accommodation guide estimates international student options such as dormitories, share houses, guest houses and private apartments at around ¥45,000 to ¥95,000 per month depending on type and ward.
Private apartments
Private apartments give independence but require more paperwork. Students may need deposit, key money, agency fee, guarantor fee, insurance and first month rent. This can make the initial cost much higher than expected.
Approximate monthly prices:
- Tokyo private apartment: ¥60,000 to ¥120,000+
- Osaka: ¥45,000 to ¥90,000
- Kyoto: ¥50,000 to ¥80,000 for many student-friendly options
- Fukuoka or Sapporo: ¥35,000 to ¥70,000
Kyoto foreigner-friendly apartment guides report that 1K apartments can start around ¥50,000 per month, cheaper than equivalent Tokyo options.

Final advice
In Japan, always calculate upfront costs, not only monthly rent. A cheap apartment can become expensive if it includes key money, agency fees and guarantor fees. For your first semester, a dormitory or share house is often the safest option. If you need help choosing a city, estimating costs or preparing your study plan for Japan, we can help.
Frequently asked questions
When should I start looking for student housing?
Start as soon as you receive your admission. In competitive cities, apply for dormitories immediately and begin searching for private rooms 2 to 4 months before arrival. Never send money before verifying the landlord, the contract and the address.
